JACKSONVILLE, Fla. - Floridant -- Every MLS in the United States writes its own rule for disclosing virtually staged and AI-altered listing photos, and the rules conflict. Some boards require a label on the image itself. Others ban text on listing photos entirely and want the disclosure in the remarks. An agent who sells across two boards can follow one rulebook and violate the other on the same photo.
RELTO has published a free public database of these rules at https://relto.app/mls-compliance. The database covers 49 MLS boards, each with a page quoting its own rulebook on what disclosure is required, where it must appear, and whether the original photo must travel with the staged one. An agent can look up their board in the database and see what it requires before a photo is uploaded to the MLS.
Publishing the rules is only half of the commitment. RELTO is emailing every MLS in the database to confirm its summary against the source, records each staff confirmation on that board page with the date it was given, and fixes any correction the same day it arrives. The first confirmation came from the Houston Association of REALTORS MLS Support team on October 30, 2026, which confirmed RELTO disclosure font and watermarking approach for staged photos under HAR rules.

Agents should not have to guess at a rule that can fine them, a RELTO spokesperson said. So we wrote the rules down in public, and then we did the obvious thing nobody else does: we asked the people who enforce them whether we got them right, and we keep asking.
