Lakeland prices held steady, pending sales rose, and both Lakeland and Polk County remain below a balanced six-month supply, according to Stellar MLS data.
LAKELAND, Fla. - Floridant -- Home prices in Lakeland, Florida held steady in September 2026, while closed sales declined and the supply of homes for sale tightened, according to Stellar MLS data released by Petra Norris, Broker/Owner of Lakeland Real Estate Group, Inc. The median sales price in Lakeland was $320,000, up 1.4% from September 2025 and down 0.9% from August 2026.
Across Polk County, the median sales price was $305,000, down 3.2% from a year earlier. The average sales price of $329,041 was essentially unchanged, up 0.4%, which suggests the dip in the median reflects the mix of homes sold rather than a broad change in values.
Closed sales were lower in both markets. Lakeland recorded 257 closed sales, down 11.1% from September 2025, and Polk County recorded 1,100, down 9.8%. Pending sales rose 5.5% in Lakeland to 269. In Polk County, pending sales were 1,089, down 1.4%.

Inventory eased from August. Lakeland had 1,208 homes for sale, and months of supply fell from 4.6 in August to 4.3 in September. Polk County had 5,943 homes for sale, down 6.6% from a year ago, with months of supply falling from 5.5 to 5.1. Both markets remain below the six-month level often used as a reference point for a balanced market.
Homes in Lakeland spent an average of 71 cumulative days on market, three fewer than a year ago but 12 more than in August. In Polk County, the average held at 82 days.
"September tells a steady story," said Norris. "Prices are holding, buyers are still writing contracts, and sellers face a little less competition than they did a month ago. For homeowners, including families handling an inherited property, the goal is clarity before action. A well-informed plan matters far more than trying to time the market."
Norris noted that market-wide figures describe overall conditions, and that the value of any individual home depends on its location, condition, and the competition around it.
