Uber Realty's Nov. 1 reports show how many homes buyers can choose from in each town, and how many have sat more than 90 days.
NICEVILLE, Fla. - Floridant -- Halloween is over, and the scariest thing in the local housing market is not a ghost. For a seller, it is the number of homes a buyer can choose instead of yours.
Uber Realty LLC updated its Niceville, Shalimar and Fort Walton Beach market reports on November 1 using ECAR/Flexmls data on detached single-family homes.
Niceville (MLS Area 13): 127 active and 59 pending homes. Thirty-four homes closed in the 30 days ending October 31, with a median sold price of $597,500. Of the 127 active listings, 45, or 35.4 percent, have more than 90 reported days on market.
Shalimar (MLS subareas 1209 and 1210): 35 active and 14 pending homes, down from 41 active on October 19. Twelve homes closed in the 30 days from October 3 through November 1, with a median sold price of $427,450. Of the 35 active listings, 17 have more than 90 reported days on market.

Fort Walton Beach (MLS subareas 1201 through 1208 and 1212): 198 active and 59 pending homes, down from 201 active on October 19. Forty-four homes closed in the 30 days ending November 1, with a median sold price of $343,250. Thirty-seven of those 44 sales, or 84.1 percent, were below $400,000.
Different homes enter and leave these 30-day windows, so changes between reports do not measure appreciation for any one home.
"Halloween is for a good scare. Selling a home should not be one," said Jim Whatley, broker/owner of Uber Realty LLC. "Look at the homes a buyer can choose instead of yours, and decide from there."
For many families, Dia de los Muertos, observed November 1 and 2, is a time to remember loved ones. A home often holds some of those memories, which is one more reason to make the selling decision with clear numbers and without pressure.
